PIONEER POINT, IG1 2FS LONDON

  • When Grant Thornton instructed me to work in the Pioneer Point, a 33 and 28 storey residential tower buildings with an atrium formed by 4 large commercial units. The building had been neglected for some time when their builders went into administration. I suspected that any builder, before going into administration, might have "cut some corners". I did a non intrusive condition survey and identified serious breaches of regulation. I therefore, informed Grant Thornton and started a due diligence to identify costs and present a budget for approval.

  • I created categories gathering those services related or directly influenced by each other, and released a tender. After three months, all safe system of work were in place and we started building records of compliance with all applicable statutory duties. During this process, I identified further issues and created a plan for reactive maintenance, prioritised according to criteria agreed with the client.

  • When the building was sold to Kennedy Wilson, we had a complete record of H&S, M&E, compliance, contractors, costs, etc. The value of the building was increased and its operation enabled. Kennedy Wilson renewed the mandate from the administrators and we managed the CAPEX and OPEX budgets during the following years.

  • Kennedy Wilson invested heavily in the building,  creating a high standard residential building that is today.
