THE NATIONAL TRUST

Head of Facilities

With 28,000 units, more than 250,000 hectares of land, the National Trust is the third largest landlord in the UK. Its portfolio is formed of over 6,000 residential units, 5,000 farms, mansion, castles, parks, dams, mines, coast, harbours, bridges, etc.
My role encompasses the FM strategy, implementation of a CAFM system, and organisation of delivery teams of FM onsite to ensure a reliable Hard and Soft services throughout the portfolio, whilst meeting statutory compliance along the process, from management of contractors, making buildings safe and reliable from an operative perspective to keeping records and produce substantial reports.

AMERICAN COMMUNITY SCHOOLS ACS

Consultant

ACS International schools has 3 schools in the UK, Cobham, Egham and Hillingdon in UK and 1 in Doha, Qatar. 


  • My role was to implement Safe systems of work, a Facilities plan, demobilise a maintenance contract and create and release a new tender to allocate new contractors, according to needs, and KPI/SLA, contract, RFI. RFQ, T&C, etc.

  • Monitor the construction of a new school in Doha and analyse its possible risks.

  • Manage a team of 4 direct reports, managing maintenance, cleaning and grounds.

  • Design the job description and workload, roles and responsibilities of the FM teams.

  • Create the tools to measure performance of contractors, services, individuals, buildings and schools.

EMPIRIC STUDENT PROPERTY

Consultant

ESP is a listed company that owns 94 student accommodation buildings throughout the UK. They were internalising their FM function with a recognised consultancy, and they wanted an internal due diligence to ensure all relevant aspects were duly covered.
I carried out a condition survey and due diligence of the FM and H&S processes and reported accordingly.

GO NATIVE - ARES (PRIVATE EQUITY FUND)

Head of estates

Go Native, is a successful company in the private rental and build-to-rental sectors, with 1,500 apartments in London, Manchester, Leeds, Glasgow, etc.


  • My role encompasses the life cycle of the buildings and their assets. Starting with assessing the solutions that will best fit the project ,and its further operation, the engagement of construction teams and the commissioning of the assets.  Once operational, I manage the H&S file, all statutory compliance, plan and tender contractors for PPM, security, cleaning and reactive maintenance, and finally record and report performance. 

  • The portfolio is formed of a majority of listed buildings, with associated services like environmental audit, landscaping, façade and window cleaning, restoration, roofing, etc.

  • Main clients include: JP Morgan, Accenture, Tesco etc. Landlords: Grosvenor, CBRE, Aviva, Kennedy Wilson, etc and agencies that demand statutory compliance, H&S and environmental aspects reports of H&S, M&E and financial performance.

BALFOUR BEATTY WORKPLACE

Contracts manager (GLL, ICO, QEOP)

Reporting to the Senior Operations Director, leading 3 different teams for different clients and coordinating the support functions including procurement HR, IT, finance, full P&L responsibility.  Using Maximo CAFM and developed an alternative CAFM to cover deficiencies of Maximo.
Supporting and developing technical assessment and estimates for bids, eg: University of Sussex, Fusion, GLL new sites, etc.

BNP PARIBAS REAL ESTATE

Director of property management

Reporting to the CEO as a member of the board of Directors, I lead a team of 39 employees with full P&L accountability. BNP Paribas RE Property Management was the first Property Manager in Industrial and Logistics sector in Southern Europe.


Achievements:


  • Positive P&L in 6 months

  • Decrease high rotation of employees from 50% in 2008 to 2% in 2011

  • Implementation of new IT tools: Archibus, reporting and allocation of tasks.

  • Increase portfolio managed by 36% - SQM 820k

  • Improved turnover by 31%

  • Increased profit margin up to 11%

Head of Property

Reporting to Head of Property South Europe, leading a team of 11 employees plus subcontractors.


  • Restructure department, aligned with One VF Group UK, into Property, Projects, Hard and Soft FM

  • Achieved £13m savings through reduction of office space, sub lettings, consolidation of MTX and Data centers. Refurbishments of back office space in shops, reduction of regional offices, renegotiation of radio base stations with Spanish Network Rail. (RENFE)

  • Property: Negotiation of Rents, Letting contracts, new rent needs, retail, office and Industrial. 

  • Hard & Soft FM: KPI, SLA, Surveillance, Monitoring and Control, negotiation of contracts

  • Consolidation of suppliers, services, tendering and new KPI/SLA

  • Update all licences, permits and statutory compliance documentation.

  • Implement and operate a new CAFM system

  • Total Budget: > £100m /pa

EC HARRIS

Director of operations

Reporting to CEO, my main assignments were:


  • Lead the merger between GdI and ECH (ECH took over GdI in 2002). 

  • Restructured the company to adapt teams to profitable volume of business.

  • Total Turnover: £6.5 m and implemented the FM business line.

  • Cooperation with ECH UK Milton Keynes FM team. Working with FM clients e.g.: Jeesops (retail and logistics), Madame Tussauds, L’Oreal, Pfizer (former facilities in Sandwich, Kent)

  • Manage Several Warehouses (logistics) and Shopping Centre of British Land in Madrid

  • Implement FM business line, reaching a turnover of €600 k/yr, clients: Ford Motor Company, British Land, British Council and Ministry of Justice.

  • Negotiate and sign a new contract of €500k with Realia in Warsaw, Poland.
